What Are Owner Guided Rental Rates & Why Offer this option?

At SCMR a primary principle we strive to live out is providing services and solutions that our clients actually want. Over the years we have had a variety of conversations with clients who have expressed the desire for a modest level of control over their rental rates and the minimum number of nights that a guest can rent their property. Likewise these clients want SCMR to use its expertise to manage the day to day rental rate optimizations. 

Though this concept is simple to understand, the implementation of this concept is challenging.  At its core, this issue creates tension between the methods we use to maximize revenue for properties by using market driven principles and the desire for control that some clients have. Put simply, the software we use was not designed with this purpose in mind. This software is the best in the industry, but sometimes the best still is not good enough. So we developed The Owner Guided Rental Rate Program.

How it works

This option lays out a path that provides a good, yet imperfect solution to the issue described above. For SCMR clients who wish to exercise a moderate level of control over rental rates and minimum night stays, yet still allow SCMR to use its expertise to make modest market driven rate modifications; we offer the following modified option to our Platinum Management Agreement.

SCMR will offer suggested base rates for several time periods throughout the year for your review. 

Ex: Christmas, Spring Break, Summer, Off Season and more.
Collaborate with an SCMR Owner Relations Manager to determine the base rates for your property. We finalize your listing with the agreed upon pricing and get it live, priced the way you want it to be!

TERMS AND CONDITIONS OF MANAGEMENT

  1. SCMR management and Client will agree on base rental rates for several time frames throughout the year. Examples include Christmas, Spring Break, Summer, Off Season and others. 
  2. Client will complete an SCMR provided spreadsheet outlining agreed upon base rental rates.
  3. Client agrees that SCMR may adjust the base rental rate by approximately 15%.
  4. Client accepts that actual rates may fluctuate somewhat according to the SCMR “repeat guest policy” and other promotions. 
  5. Client accepts that rates may vary slightly depending on the source of the reservation. 
  6. Client may request adjustments to the base rates up to twice per year at no additional cost. 
  7. Client accepts that any adjustments beyond this frequency will incur a $50 fee per adjustment.
  8. Client agrees that minimum night stay requirements will be adjusted by SCMR, but that the minimum night stay will not go below two nights.
  9. Client acknowledges that SCMR does not generally recommend this option, as it likely will not follow market driving principles which produce the highest level of total revenue.
